Maximum Loan:$50 Million
Loan Term:5,7 or 10 Years
Amortization:20,25 or 30 Years
Minimum DSCR:1.40x
Maximum LTV:60% in Top MSAs
Interest Rate:Fixed Rate throughout term
Eligible Loan Purposes:New Purchase
Refinance
Eligible Markets:Major Markets
Eligible Borrower:Special-purpose entity required
Reserves:Taxes, Insurance and Replacement Reserves required
Recourse:Determined on deal basis
Assumable:Permitted subject to lender approval and an assumption fee
Security:First Mortgage
Expense Deposit:$25,000 + expense deposit-adequate to cover third-party reports, legal fees and other customary costs
Origination Fee:1% to Alliance
0% - 1% to Lender
Notes:Limited Services Hotels that have a national flag affiliation.
